The adjustable rate mortgage prices the years that will actually happen, holding the rate fixed for the first 3 or 5 years and then adjusting with the market.
The published terms are a 3/1 or 5/1 ARM structure at up to 100% LTV with loans to $4,000,000. One hundred percent leverage with no down payment is the VA benefit doing what it was created to do, and it applies here exactly as it does on the fixed-rate VA Elite card. The transaction line covers both purchase and refinance, and the property must be a primary residence.
Two constraints are published and both are worth knowing before the application. The FICO requirement is tiered at 580 or better for standard and 640 or better for Elite pricing. And rate buydowns are not available on this product, which is a real trade against the VA Elite card, where temporary rate buydown options are published as a benefit. Adjustment happens after 3 or 5 years.
