HARD MONEY LOANS BY PROPERTY TYPE
A hard money loan is underwritten on the asset, so the asset is where every conversation starts. The thirteen pages below walk through the property types investors bring to a private lender: what each one is, why a bank is often the wrong tool for it, how a bridge or term loan is structured against it, and how the loan is paid off. Where Loan Goat publishes a product for the type, its terms card is printed on the page; where it does not, the page explains the financing without pretending otherwise.
- MULTI-FAMILY Apartment buildings from 2 to 200 units: purchase, refinance, construction and the term loans that take them out.
- MIXED-USE Retail below, residential above: high-vacancy purchases, partially finished buildings and the 5-8 unit product.
- RETAIL Strip centers, free-standing retail, neighborhood centers and mixed-use retail: tenants, leases and protective equity.
- OFFICE Office buildings, office condominiums and medical office: classes A to C, cash-out to renovate and high-vacancy purchases.
- INDUSTRIAL & WAREHOUSE Distribution, cold storage, manufacturing and flex space: vacant purchases, cash-out, refinance and development.
- HOSPITALITY: HOTEL & MOTEL Hotels and motels: fast closings, bank fallout, repositioning, partner buyouts and the SBA exits that follow.
- SELF-STORAGE Self-storage facilities: bridge to construction, newly built facilities, cash-out for the next acquisition and reverse 1031s.
- ASSISTED LIVING Senior housing and care facilities: licensed operations where the real estate and the business are underwritten together.
- AUTOMOTIVE & GAS STATION Gas stations, repair shops and dealerships: environmental diligence, special-purpose buildings and the loans that fit them.
- LAND Raw, entitled and shovel-ready land: how a lender prices dirt, covered land plays and the sale or refinance exit.
- AGRICULTURAL Farms, ranches, orchards and vineyards: how the land and the operation are valued, and where the financing comes from.
- MANUFACTURED HOMES Manufactured homes explained: consumer versus business purpose, why most lenders decline them and where else to look.
- CANNABIS Cannabis real estate explained: who lends on it, which property types qualify and why most loans on it still fail.
