For builders, the construction terms matter more than the rate: draws released through every stage, interest calculated on the drawn balance only (non-Dutch), an interest reserve available, and no prepayment penalty. The construction program asks for 2 previous ground-up projects and a 600 minimum FICO; an investor adding an ADU or renovating a fourplex who has not built from the ground up starts on the fix and flip program, where the construction holdback covers up to 100% of a standard rehab.

A ground-up build runs on the construction program, up to 80% LTC with flexible draws, and once the unit is rented the rental DSCR loan permits ADU income for the long-term refinance.
