WHAT DO LOS ANGELES HARD MONEY LOANS COST

A Los Angeles hard money loan is priced on the same three layers as any other: the interest rate, the origination points and the third-party closing costs. Because loan sizes in the county run high, the leverage a lender is willing to reach matters more here than the last quarter point of rate. Loan Goat publishes both, and the table below carries the starting rates and maximum leverage from the program pages without adjustment.

The starting rate goes to a qualified borrower with a clean deal: equity, a real exit, and a property in a liquid part of the county. Where a specific Los Angeles loan lands depends on leverage, credit, experience, property type and exit. A stabilized fourplex in Glendale with a refinance exit prices differently from a full gut in the Valley at maximum leverage; both can close.

The bridge, fix and flip, construction and rental DSCR loans carry no prepayment penalty, so a Los Angeles flip that sells in five months pays five months of interest. Rehab and construction interest is non-Dutch, charged only on the drawn balance, and an interest reserve can carry payments inside the loan while a project produces no income.

Where a Los Angeles file carries a matured loan or a notice of default, the bridge loan can still be the answer: it is underwritten on the property and the exit, with a 650 minimum score, up to 75% LTV on residential and 70% on commercial, and a clean file can close in as quickly as 3 days.
