WHAT DO SAN DIEGO HARD MONEY LOANS COST

Every hard money loan has the same three cost layers: the interest rate, the origination points, and the third-party closing costs such as escrow, title and an appraisal where one is required. Loan Goat publishes its starting rates on every program page, and those are the figures in the table below. Points and fees are quoted on the Letter of Intent for the specific deal, because they depend on the loan size, the leverage and the property, and we would rather show you a real number than a range that means nothing.

The starting rate is exactly that: the rate a qualified borrower with a clean deal can reach. Where a specific San Diego loan prices depends on leverage, credit, experience, the property type and the exit. A first lien on a stabilized duplex in Chula Vista with 40% equity and a documented refinance exit is priced differently from a heavy rehab in El Cajon at maximum leverage. Both can be funded; they are not the same loan.

Two things keep the total cost of a Loan Goat loan lower than the rate alone suggests. First, the bridge loan, the fix and flip loan, the ground-up construction loan and the rental DSCR loan all carry no prepayment penalty, so a project that finishes early stops paying interest early. Second, on rehab and construction loans the interest is non-Dutch: it is calculated on the drawn balance, so you are not paying for holdback money that is still sitting with us.

For a San Diego property with a matured loan or a notice of default attached, the bridge loan is the honest option: it is underwritten on the property and the exit, with a 650 minimum score, up to 75% LTV and rates from 9.00% to 13.00%, and a clean file can close in as quickly as 3 days. When the deal supports it, that is the loan that saves the deal.
