A bridge loan is short-term money secured by real estate. It carries you from the deal that has to close now to the sale or the long-term loan that pays it off. In San Diego County that gap shows up in a few familiar ways: a buyer needs the next property before the current one sells, an investor is up against cash offers in a neighborhood where listings do not wait thirty days for a bank, or an owner has a loan maturing and needs time to sell or refinance on their own terms.
Loan Goat writes those loans from San Diego. The office is at 3030 El Cajon Blvd in North Park and the decision on your file is made there. The published terms are in the table below: rates from 9.00% to 13.00%, up to 75% LTV and loan amounts from $150,000 to $25,000,000 on 1 or 2 year terms, with no prepayment penalty on the bridge loan.
This page covers what a San Diego bridge loan costs, how we underwrite one, the situations where investors here use it and the questions they ask before they call. If you already have a deal, call (619) 617-2797 or send it through the form at the bottom of the page.

HOW A BRIDGE LOAN WORKS IN SAN DIEGO
The underwriting starts with the property and the exit, not with your tax returns. We look at what the property is worth today, what is owed against it and how the loan gets repaid: a sale, a refinance into a long-term loan or the sale of another property. The bridge loan asks for a 650 minimum credit score, needs no prior experience and is written on non-owner occupied single family homes, condos and townhomes, and 2 to 4 unit buildings.
Larger and commercial properties have their own bridge products. The small balance bridge covers multifamily, office, industrial and retail as well as houses, at up to 75% LTV on residential and 70% on commercial, and the hard money commercial bridge adds mixed use and land at up to 70%. The hard money residential bridge is written for the files a bank will not touch: defaults, notices of default, matured loans and bailouts are accepted, and a clean file can close in as quickly as 3 days.
Two San Diego details are worth planning for. Title is usually the last item a fast closing waits on, so the deals that close quickest are the ones where escrow is opened and a preliminary title report is ordered as soon as the property is under contract. And on the coast, a property inside the City of San Diego's Coastal Overlay Zone, which takes in much of La Jolla and Pacific Beach, can need a coastal development permit before major work starts. If the bridge is paying for a renovation there, that permit belongs in the timeline.
Then the exit. Most San Diego bridge loans end in one of three ways: the old property sells and repays the loan, a renovated property is sold, or the property is leased and refinanced into a long-term rental DSCR loan. We size the loan to the exit before we size it to the purchase, so you know at the start which of those your deal supports.

WHEN SAN DIEGO INVESTORS USE BRIDGE LOANS
- 1031 EXCHANGE A bridge loan can close the replacement property inside the exchange calendar, and the long-term loan can follow once there is time to shop it.
- AUCTION & HUBZU Online auction wins come with short settlement windows, so the financing should be arranged before you bid, not after you win.
- FORECLOSURE AUCTION Buyers who plan ahead arrange the bridge before the sale date; the hard money residential bridge can close in as quickly as 3 days when title and valuation cooperate.
- SELF-EMPLOYED Business owners whose returns understate their income qualify on the property and the exit, so the file is decided on the deal rather than a tax transcript.
- CASH OFFERS ONLY When a listing will only take cash, a bridge lets you write a cash-equivalent offer and close on the seller's timeline.

-
The bridge loan publishes rates from 9.00% to 13.00% on 1 or 2 year terms at up to 75% LTV. Origination points and third-party costs such as escrow, title and an appraisal where one is required are quoted on the Letter of Intent for the specific property. There is no prepayment penalty, so a loan repaid early stops costing interest early. Rates are subject to change and are not a commitment to lend.
Read the pricing guide -
Our standard is 5-7 days from application to funding, and the hard money residential bridge can close in as quickly as 3 days on a clean file. What sets the pace is title, the valuation and how quickly the documents come in, which is why being in the same county as the property, the escrow and the lender helps.
How fast a hard money loan closes -
The bridge loan is written on non-owner occupied single family homes, condos and townhomes, and 2 to 4 unit buildings anywhere in San Diego County. Multifamily, mixed use, office, industrial, retail and land go on the small balance, large balance and hard money commercial bridge loans.
Every bridge product -
The floor is 650, and above it the file is decided on the equity and the exit. A notice of default, a matured loan or a bailout does not end the conversation on the hard money residential bridge.
Bridge loan requirements in California -
If the home you are buying will be your residence, that is an owner-occupied loan with its own rules. Our owner occupied bridge runs 11 and 12 month terms from 10.50% at up to 70% of the purchase price, with a $500,000 minimum, and is repaid by a refinance into a conventional or jumbo loan within 12 months. If the property is an investment, the bridge loan on this page applies.
Owner occupied loans -
The way you planned before you took it: sell the property, refinance into a long-term loan or repay it from another sale. Rentals usually refinance into a rental DSCR loan once they are leased, at up to 80% LTV on 30 and 40 year fixed terms.
